Land auctions can look intimidating from the outside. In practice they follow a predictable rhythm that protects both seller and buyer.
1. Pre-sale marketing
We market the property for roughly 30 days — signage, drone photography, direct outreach to neighbors and operators, and digital ads targeted to qualified buyers.
2. Inspection
Buyers tour the land, pull soil maps, walk fence lines, and ask questions. We make every record available.
3. Auction day
Bidders register, terms are read out loud, and bidding starts. Most of our land sells in under twenty minutes once the gavel comes up.
4. Closing
A non-refundable 10–15% earnest deposit is collected the day of sale. Closing typically follows within about 14 days after plat approval if needed.
